Without a doubt, much focus is on Mahmutlar that over the last decade transformed itself into a tourism and real estate hub. Many foreigners buy in Mahmutlar because it offers all the advantages of both a holiday hotspot and ideal expat location. The population in summer often trebles as the holiday season springs into action. The neighbourhood is also seaside therefore residents can tap into the typical beach ambience, and it is just 10 kilometres southeast of the main centre.

The Kizlar Pinari Mahallesi (neighbourhood) is highly sought after for two reasons. Firstly, it belongs to the main centre, just past the famous Damlatas caves and a ten-minute walk from the castle. However, the jewel in its crown is Cleopatras beach, often labelled as one of the best in Turkey. For these reasons, prices per square meter are slightly higher, and there is less availability. However, the right budget buys you some fantastic sea views to wake up to.

Other popular districts for home buyers are Avsallar, sitting halfway between Side and Alanya. Kargicak and Kestel sit either side of the Mahmutlar area and are both beachfront neighbourhoods, while Cikcilli, although set further back is more central.
