Spotblue.com is delighted to offer these two spacious well-appointed key ready villas, that are situated on a well looked after complex of semi detached properties, with palm trees lining the road, and boast the largest private swimming pool (30sqm) on the Sitesi, with extensive tiled terrace areas in the grounds. At the rear of the swimming pool is a large Pagoda with marble clad barbeque and seating area. Both villas have been maintained to a very good condition with a local manager completing repairs, and re decoration. Each villa has three double bedrooms, with additional sleeping catered for with two double sofa beds on the ground floor.
What is the area like?
The nearest small market called Yildez is on Alan Cadesi, go to end of Gulkol and turn left and Yildez is around 75 metres away. This is a larger shop with a selection of goods for sale. Further afield in Kadriye and Belek, there are numerous large supermarkets including Carrefour supermarkets which are similar to a Tesco’s express.
The beach is about 5 minutes by car or a 30 minute walk. Turn right onto the main road, go past the Hospital and straight over the roundabout, and then take the first left. The beach park has several bars at the front, with sun loungers and water sports available. Behind the beachfront are a number of themed restaurants, go carting centre, paintball, a mini theatre, and Turkish bath. This beach is free to access, but has a small parking fee.
The new beach park is now complete, with many restaurants; children’s play areas, and football pitches. The beach is very well kept with sun loungers, sun screens, showers etc. From the Villa turn left along main road towards Belek, continue along the main road past Belek town and the post office on the right. Take the last right turn to the beach park and all of the restaurants and sun loungers are subsidized making them very cheap. This is a lovely family beach with top class facilities at low prices.
The new Rixos Land of Legends is situated in Kadriye about 1.5km from these villas. The Disney style watch tower is clearly visible from the villa and is illuminated at night. You will be able to gain entry for a fee during the day. There is a large shopping complex as well as several restaurants that are accessible free of charge in the evenings, with a show at around 8.00pm each evening.
Belek is renowned for the quality and (quantity) of its golf facilities. There are now at least 14 championship courses all within a couple of miles of Kadriye and Belek. The clubhouse facilities are superb and green fees are competitive.  Finally, there is also the Cornelia Golf Course that was designed by Nick Faldo. 
Where are the villas?
These villas are situated in Belek on the Turkish Riviera, just 25 kilometres from Antalya Airport. Records show over 300 days of sunshine annually for the region. They are ideally situated to visit many places in the Antalya area. There are numerous historical sites to visit, Side, Perge, Aspendos to name but a few. You are able to walk around an ancient city named in the bible as Perge or sit in the 2000 year old Roman Theatre at Aspendos, all at very little cost. The Mediterranean shore with its crystal clear waters offers windsurfing, sailing and jet skiing along with the widest possible range of water sports all available on Kadriye beach five minutes’ drive away. In February and March you can ski in the morning and swim in the afternoon. The Saklikent skiing centre is only 1.5 hours away.  
If you are seeking excitement and adventure, then you can go rafting in Koprulu Canyon. The wide river that flows through the beautiful Koprulu Canyon National Park has attracted visitors from all over the world and is a popular tourist place for those who are interested in rafting. The nature and waterfalls are spectacular in the area, Kurunsolu, Duden and Manavgat are all worth a visit. Sea turtles lay their eggs on the beach in late summer and are protected, but can be seen at night time. The mountains are worth a visit at any time of the year, the views toward Antalya city and the coast are spectacular.
What are the villas like?
The current owners have had these villas since 2005 when they were extensively renovated on purchase to European standards. Villa Sara (No 42) has been used as the owner's family home, and has been subject to continual improvements. 
Villa Annis (No 43) has been let out for guests use, and has provided an income used to cover running costs and to further improve the property.
In the last three years Villa Sara has been greatly improved by the addition of: separate dressing areas with built in wardrobes in both first floor bedrooms, an en-suite bathroom with shower, toilet and vanity unit in luxury black and cream tiles, a new built in kitchen area, and a new day room with folding doors to the terrace on the second floor. The day room has fantastic views of the Taurus Mountains, and can be used as a fourth bedroom with a single bed if required. All of the curtains, carpets, two sofa beds and 1.2m table with six chairs, as well as a 42 inch smart TV with a stand, have all been replaced in the last two years. 
The total plot size is 440 square metres which is either tiled or gravelled to reduce maintenance requirements. There is a large metal shed at rear of villa, used to store garden furniture. The private 30m2 pool has a constant depth of 1.4 metres, with three solid steps in one corner for easy entry/exit. There are two 1.5 m tables, each with eight chairs available for outside dining, together with 12 sun loungers with pads for taking in the sun around the pool. There are two pedal bikes, tools and pool inflatable toys stored in the shed. 
In 2018 privacy screens were fitted to the external walls to provide added privacy for the occupants.
The Pagoda has lighting, and an external power source, and makes a great communal gathering place around the barbeque and seating area. It is also a good place to hide from the hot sun in summer months.
Both Villas have white external walls, with metal security grills on all windows and patio doors. Each also has a small safe, fire extinguishers, and smoke detectors for the occupant’s safety.
Villa Sara has a black, red and white theme in the lounge/dining area. The new kitchen area has black tiles, with a marble work surface, stainless steel mixer tap, and plenty of power sockets. There is a white 1.2 m dining table and six black cushioned seats between the kitchen area and the lounge space. The two sofas open to double bed size. The 42 inch smart TV is connected to the Wi-Fi router for access to the internet streaming services. There is a toilet with sink and mirror on the ground floor. The lounge also has a large air conditioning unit with hot and cold settings. The oven has a gas hob run from bottled gas, and an electric oven. This area has a water cooler which also heats up fresh bottled water, available locally for 10 lira per large refill. The staircases are in marble with chrome handrails up to the second floor. The staircase is illuminated by a glass block wall panel.
The first bedroom at the top of the stairs on the first floor is a large double room, which currently has two single beds, a vanity unit, and bed-side cabinet plus separate dressing area. There are two large built in wardrobes in the dressing room, with drawers under each. The room has an air conditioning unit opposite the beds with hot/cold settings. All beds have plenty of pillows, linen, and bedspreads, with spare blankets and electric blankets for the cooler winter months.
The second bedroom on the first floor is also a large double room with a double bed with storage underneath. It also has a separate dressing area with three built in wardrobes with drawers under. This room has a stylish en suite shower room with a glass block screen for shower, toilet and vanity unit. The tiles are in a luxurious black and white scheme.
The main bathroom is on the first floor, and has a large walk in shower behind a glass block screen, toilet and vanity unit. The room also houses a new washing machine purchased September 2018. There is a safe in this house and finally, this room was renovated with new ceiling, grouting and ceiling lights in 2018.
On the second floor there are two rooms. To the right is the master bedroom, and ahead is the new day room. The second floor terrace (approximately 12sqm) can be accessed through patio doors in both rooms, and it has great views of the Taurus Mountains, and the Land of Legends Castle. The sun sets over the Land of Legends and the terrace is a great place to relax in the evening with a glass of cold beverage. The terrace has its own table, four chairs and two sun loungers with pads.
The new day room has folding patio doors leading onto the terrace, which looks out towards the Taurus Mountains. It also has three folding windows to the front aspect looking towards the Land of Legends Theme Park. It also has a fridge, water cooler, and TV point. There is a large sofa bed in this room ideal for turning it into a single bedroom if required.
The master bedroom has a double bed with metal frame looking out of the patio doors over the terrace and onto the Land of Legends Castle. There is a large walk in shower enclosure with a glass block screen, and wash basin in this room. There are two large wardrobes with draws under which have been joined together with a vanity unit which has power for hair dryers and straighteners. There is an air conditioning unit with hot/cold setting above the vanity unit which blows across the bed.
This villa had a new slate roof added in 2018 when the day room extension was completed, together with insulation in the roof to keep the room temperature stable.
Both villas have solar hot water systems located on the roof. These provide hot water very efficiently in the summer. There is an immersion heater in each system as a backup. The water pressure to the villas is supplemented with a water pump at the rear of each property.
Electricity is currently supplied by the Sitesi through individual supply units. After use, the owner pays the Sitesi for the electricity used (Kadriye is currently being converted to individual supplies). Each villa also has an internal electric card system, which requires the occupant to place a card into a slot close to the front door to enable electricity flow. Removing the card turns off all electricity except to the fridge/freezer which helps to save on energy costs.
Villa Annis is similar to Villa Sara, except it does not have: dressing rooms on first floor, an en-suite on first floor, or a day room on the second floor. The two bedrooms on the first floor both have private balconies in place of the dressing rooms. Each bedroom has twin single beds, with free standing wardrobes.
The villas are to be sold complete with all necessary crockery, cutlery, kettles, and microwaves, ironing equipment and curtains on all windows, bed linen and towels.
