As Turkey grows its tourism and foreign real estate market, many people are thinking of buying property in Alanya on the Mediterranean coast. Indeed, various nationalities including Brits, Russians, Europeans and Middle-Eastern, already own homes there and use them either for holidays, buy-to-let rental or for permanent living as expats.
From 2015 to 2017, just over 36,000 new, off plan and resale houses were sold in the region, through mortgages sales or alternative methods of payments to both Turks and foreigners.
So why are people buying and what has Alanya got going for it?
Over the last decade, Alanya rose to become a dominant player in the Turkish market. Once overshadowed by the main town centre of Antalya, the property portfolio is now all encompassing and the region can stand tall and proud as a prominent centre of importance.
What is even more enticing is the price of apartments and villas. A high supply of properties and land suitable for building, have kept costs per square meter down, therefore ensuring Alanya offers some of the best value real estate in Turkey. Currently, this is an extra bonus as the exchange rate ensures foreigners get more Turkish lira for their home currency.
As the region has grown, so have facilities and amenities, so residents really do have everything on their doorstep. One aspect that really boosted its growth was the opening of Gazipasa airport that has domestic and international flights. This in turn, affected the tourism industry, and council officials implemented a plan to upgrade and rebuild infrastructure and roads to accommodate the growing interest in the town.
To give an idea of Alanya’s importance, it belongs to the Antalya district and accounts for a third of tourism in the area. Council officials have plans to increase this by diversifying nationalities of visitors and niches of tourism, so the future looks bright for the region.
Due to the massive size of the region, buyers can choose from just over 100 designated neighbourhoods. For property buyers, some are more popular than others, because of the quality of homes for sale. These homes also have the crucial Iskan (habitation) certificate, which makes a stark difference to the value of your property especially when it comes to selling it on.
So which neighbourhoods are home buyers looking at?
Without a doubt, much focus is on Mahmutlar that over the last decade transformed itself into a tourism and real estate hub. Many foreigners buy in Mahmutlar because it offers all the advantages of both a holiday hotspot and ideal expat location. The population in summer often trebles as the holiday season springs into action. The neighbourhood is also seaside therefore residents can tap into the typical beach ambience, and it is just 10 kilometres southeast of the main centre.
The Kizlar Pinari Mahallesi (neighbourhood) is highly sought after for two reasons. Firstly, it belongs to the main centre, just past the famous Damlatas caves and a ten-minute walk from the castle. However, the jewel in its crown is Cleopatras beach, often labelled as one of the best in Turkey. For these reasons, prices per square meter are slightly higher, and there is less availability. However, the right budget buys you some fantastic sea views to wake up to.
Other popular districts for home buyers are Avsallar, sitting halfway between Side and Alanya. Kargicak and Kestel sit either side of the Mahmutlar area and are both beachfront neighbourhoods, while Cikcilli, although set further back is more central.
Heading towards the fashionable district of Mahmutlar, your money goes far here and these spacious two-bedroom, two-bathroom apartments are a perfect example. They sit 600 metres from the sea, but two prime selling points are the modern kitchens and bathrooms. A sauna and fitness centre are two communal facilities that make a difference, alongside the communal swimming and landscaped gardens.
However, should you want more communal facilities, this one bedroom furnished apartment has access to three onsite communal swimming pool, including one that is Olympic sized. The Complex has a spa and wellness centre, and gym, as well as a shuttle bus service to the centre. This is an ideal choice for anyone thinking of buying property in Alanya for a buy-to-let income because the onsite firm also offers a hotel booking system with rental management.
