Villas for Sale in Kalkan:

Rolling green hills leading down to the calm waters of the Mediterranean make Kalkan a popular holiday destination, yet it has firmly proven its niche on the real estate market of Turkey as a luxury location, with full perfection when it comes to modern architecture and ultramodern villas. The geographical landscape means most homes have a front facing terrace with private infinity pool and fantastic sea view.

Vacant land is hard to come by in Kalkan, due to the geographical landscape and protected status of some areas, thus with a lack of space available for new builds, property in Kalkan is more expensive than other destinations in Turkey. Although there are a few off plan villas for sale in Kalkan, most are key ready or resale homes.

Getting to your new villa in the sun is also extremely easy by sea, air and land. Kalkan is a major destination on the Turkish Riviera, and it runs alongside the main D400 highway running from the east to the west of the country. Otherwise many Kalkan villa owners use Dalaman airport, a two-hour drive away.

Villas for Sale in The Antalya Region:

Antalya is the second busiest holiday destination in Turkey as well as a popular expat hub with many nationalities choosing to make it their permanent home. Individual districts are more popular than others and for specific reasons.

Belek is the golfing capital of Turkey having hosted celebrities like Tiger Woods and even the former USA president, Barrack Obama. For many years, the resort has proved itself as a leader in five-star luxury hotels, and this reputation has made its way into the golfing courses and real estate market.

Meanwhile, many property buyers love historical Side and its quaint seaside ambience. In an easterly direction, Alanya has an entirely different atmosphere as the king of shopping, nightlife, seaside living and things to do. Buyers on a budget would also do well to look at Alanya while the main town centre of Antalya, specifically the Konyaalti and Lara beach areas will suit buyers with a higher budget.

Villas for Sale in The Fethiye Region:

Sitting in the Mugla province, the Fethiye region is an all-encompassing hub, consisting of smaller seaside and mountain locations, that buyers looking for an extensive range of homes to choose from, would do well to look at.

The main town centre is, of course, the hub of shopping and nightlife but also a vital player of the Turkish Riviera, because of its reputation as experts in sailing and yacht construction. Calis Beach is popular with British holidaymakers and expats and has recently modernised its main promenade, to improve appearances.

Unfortunately, villas in Oludeniz are hard to come by because it is a protected area, but the nearby resorts of Ovacik and Hisaronu are suitable alternatives, with low property prices, and frequent, and cheap bus services to the beachfront of Oludeniz.

The mountain destination of Uzumlu includes a range of villas for sale including resale, off plan, and key ready. Buying land and designing your own villa in this district is also a popular choice. Fethiye has many positive aspects to lure in villa buyers including being home to some of Turkey’s most gorgeous beaches, and Dalaman airport, the primary air transport hub for Fethiye is just an hour drive away.

Villas for Sale in Bodrum Peninsula:

For many decades, Bodrum’s reputation as a hedonistic, carefree place of living has attracted retired Turks of which many bought villas in the smaller coastal resorts. From the traditional stone Turkish houses to modern homes designed by leading international architects, the villa portfolio includes many feature aspects like private pools, sea views, parking, en-suite bathrooms, gardens and rooftop terraces.

A viewing trip is a perfect way to see the full range of seaside locations, which each have their own characteristics. Bitez, Gundogan and Gulluk are small coastal resorts often favoured by Turkish holidaymakers. Gumusluk is a well-kept secret attracting foreigners for a quiet, rustic destination to buy a villa.

Meanwhile, Brits particularly favour the water sports destination of Gumbet, but by far the most popular seaside location is Yalikavak, a former fishing village, expat resort and now a favourite yachting destination for millionaires of the Turkish Riviera.

The Bodrum region has recently embraced the trend for new build bungalow villas, while budget buyers will be pleasantly surprised with some of the resale, older properties. Of course, given Bodrum’s reputation as a hangout for the rich and famous celebrities of Turkey, the millionaire villas also encompass everything that a luxurious life on the Turkish Riviera should look like.  

Villas for Sale in Altinkum and Akbuk:

Heading over to the Aegean coast, one of the cheapest areas to buy a villa in Turkey is Altinkum and Akbuk. Belonging to the Aydin region, the two resorts neighbouring each other, are a 90-minute drive from Bodrum airport and 2 hours from Izmir.

Both are popular with Turkish and British holidaymakers but have also attracted significant expat communities because of the affordable homes for sale. Villa prices in these areas tend to start at £80,000 and increase with more features such as private pool, sea view and en-suite bathrooms.

As well as being affordable, one lure of both resorts to potential buyers and more specifically expats is that everything is on your doorstep including frequent and cheap transport, supermarkets, banks, bars and restaurants. Altinkum also translates into golden sands which reflects its landmark three main beaches, so life is a seaside affair.

Villas for Sale in Davutlar:

Kusadasi, a famous cruise ship port for passengers has made substantial efforts in recent years to modernise its infrastructure, and efforts have paid off with more and more Turkish property buyers looking to the Davutlar region for summer holiday villas. Davutlar has for many years been a well-kept secret, of the retiree population of Turkey, but word has gotten out, and many buyers want to tap into the idyllic seaside lifestyle that surrounds it.

In the past, old-style villas often in need of drastic renovation and lacking on space limited buyer’s choices. However, builders are now constructing new modern houses with private pools, en-suite bathrooms and arrange of onsite communal facilities including 24-hour security, tennis courts and beautifully landscaped gardens. Sitting close to Dilek National park, Sevgi beach and a just a short drive from Kusadasi town centre, Davutlar has much to offer villa buyers.

Other Locations to Buy Villas in Turkey

Due to the inland location, villas with private pools are especially popular in the Dalaman region. The bonuses are the touristic airport, just 60 minutes’ drive away and the area lends weight to beautiful lake and mountain views.

Most villas for sale in Turkey are dotted along the Aegean and Mediterranean coasts, although in recent years, as constructors and developers in Istanbul expand into the outskirt regions, they too have added villas to their portfolio.

Some areas are also more popular than others. An example is the seaside Beylikduzu district on the European part of Turkey’s most prominent metropolis. Offering all the benefits of city life within a short driving distance, it promotes a residential urban feel. Izmit that is also within the Marmara region is unheard of on the foreign property market, yet popular with Turkish retirees.
